Channel manager
A channel manager for UK holiday lets
Keep Airbnb, Booking.com, Vrbo and your own website in step without lifting a finger. A booking on one closes the dates on the others, and a price you change updates everywhere.
- No more double bookings
- Change prices once, update everywhere
- Bookings from every site in one place
- Approved connection to Airbnb, Booking.com and Vrbo
If your holiday let is on more than one booking site, someone has to keep those sites in step. Without a channel manager, that someone is you — copying dates by hand, late at night, hoping you didn’t miss one. With SortedStay, it happens on its own.
What it does for you
- A booking on one site closes the othersWhen a guest books on Airbnb, those nights are closed on Booking.com, Vrbo and your own website automatically.
- Change a price onceUpdate your price in SortedStay and it changes on every site. No logging in to each one.
- All your bookings in one placeNew bookings, changes and cancellations from every site land on one calendar within minutes.
- Your rules, everywhereMinimum stays, closed dates and owner stays are sent to every site, so they all follow the same rules.
How it connects
Airbnb, Booking.com and Vrbo only let software connect to them through approved partners. SortedStay connects through Channex, one of those partners, so your listings are linked properly — not copied by hand. You don’t need your own Channex account; we set that side up for you.
Not ready for a full connection yet? You can also link any site with a simple calendar link (iCal). It’s quick to set up and a good place to start.
Which sites?
Airbnb, Booking.com and Vrbo are the ones most UK hosts use — Vrbo is especially popular for cottages and family homes. Expedia is available too, and your own SortedStay website sits on the same calendar.
Prices that work for you
Set a base price, a minimum you never go below, and a little extra for weekends. Or, if you use PriceLabs to set your prices automatically, connect it and SortedStay sends its prices to every site — never below your minimum.
New to this?
The words, in plain English
Never used a channel manager before? Most hosts haven’t. Here is what the terms on this page mean.
- Channel
- Any website where guests can book your place — Airbnb, Booking.com, Vrbo, or your own website.
- Channel manager
- Software that keeps all those sites in step. A booking on one closes the dates on the others, and a price you change goes everywhere.
- Availability
- Which nights are free to book and which are taken or blocked.
- Sync
- Short for synchronise — copying changes between sites automatically, so they all show the same thing.
- Double booking
- Two guests booked into the same property for the same night, usually on two different sites.
- Calendar link (iCal)
- A simple link each site can read to see your booked nights. Quick to set up, but checked less often than a full connection.
- Channex
- An approved connection partner. Airbnb, Booking.com and Vrbo let software connect to them through partners like this.
- Minimum stay
- The fewest nights a guest can book — for example two nights at weekends.
Questions hosts ask
The honest answers
I’ve never used a channel manager. Is it complicated?
No. You connect each listing once, and from then on SortedStay keeps the sites in step for you. You can start with simple calendar links and move to a full connection when you’re ready.
Do I need my own Channex account?
No. SortedStay connects to Channex for you — you just link each listing to its property in SortedStay.
Can I keep my current channel manager connected at the same time?
Not for the same listing. Two channel managers on one calendar can cause double bookings. Run SortedStay alongside your current system first, then move each listing across when you’re ready.
Does it work with PriceLabs?
Yes. Connect PriceLabs and SortedStay sends its prices to all your booking sites, never below the minimum you set.
Will I lose my reviews?
No. Your listings, reviews and ratings stay on Airbnb, Booking.com and Vrbo exactly as they are.
