Starting out

Your first week on SortedStay

From “just signed up” to “runs itself” — what to do on each day, so nothing is rushed.

Guides · Updated 12 October 2026

You’ve signed up. The dashboard opens with a setup checklist — seven steps, each with a line on why it matters. Here is the order we’d do them in, spread over a week so nothing is rushed.

Day 1 — your properties

Add your first property by pasting its Airbnb, Booking.com or Offer2Stay link (or adding it by hand). Title, description and photos come across. Then open the property and fill in the details guests ask about: the door or key-safe code, Wi-Fi name and password, parking, arrival and check-out instructions. These fill your messages automatically later.

Check the photos — the first one is your cover everywhere, so make it the best. Sort amenities into rooms (kitchen, living room, garden) so guests can find the hot tub or the dishwasher at a glance.

Day 2 — prices

Set a nightly base price and a minimum, plus a weekend uplift if you charge more on Fridays and Saturdays. Nothing can be booked without a rate. If you use PriceLabs, paste your PriceLabs key and SortedStay pulls the recommended prices every night — and never goes below the minimum you set.

Day 3 — guest messages

Three messages do most of the work, and each is written once, in your own words:

  • Booking confirmationSent as soon as a booking lands.
  • Check-in detailsAddress, parking, Wi-Fi and how to get in. The door code itself is only revealed 48 hours before arrival, whatever time the email goes.
  • Check-out reminderThe evening before, with what to do on the way out.

Guest questions that come in through the inbox get a reply drafted for you by AI. Nothing is sent until you tap send.

Day 4 — your cleaner

Add your cleaner in Team. They get a link that opens on their phone — no app, no password — with every changeover listed, a big Complete button and a camera button for photo proof. Jobs are created automatically from your bookings, and same-day turnarounds are flagged.

Day 5 — your calendars

Connect Airbnb, Booking.com and Vrbo so their bookings sync in and every channel blocks the moment one books. The quickest start is iCal: paste each listing’s calendar link in, and give each channel SortedStay’s link back. For instant two-way sync of availability and prices, connect through Channex.

Day 6 — your own website

Optional, and the one that pays for itself: a branded booking site on your own domain, with your properties, prices and availability already on it. Guests book and pay you directly through your own Stripe account — no commission. See getting bookings that pay zero commission.

Day 7 — let it run

Your first weekend with the routine on autopilot. The dashboard home shows today’s arrivals, departures and cleans in one place. You’ll still answer the odd question — but not “what’s the Wi-Fi?”.

Questions hosts ask

The honest answers

Does my cleaner need an app?

No. Cleaners get their own dashboard that opens in their phone browser, with their jobs, checklists, a Complete button and photo and video upload. Nothing to download.

Will SortedStay message guests without me knowing?

Only the automatic messages you write and switch on yourself. Replies to guest questions are drafted for you and never sent until you tap send.

When do guests get the door code?

The check-in email can go out days ahead, but the door code itself is only revealed 48 hours before arrival.
