Terms of Service

The agreement between you and Offer2Stay Ltd (“SortedStay”, “we”). Effective 12 October 2026.

1. Who we are

SortedStay is operated by Offer2Stay Ltd · Company no. 17248175 · Registered office: 128 City Road, London, EC1V 2NX, United Kingdom. SortedStay is part of the Offer2Stay group. Contact: hello@sortedstay.com. We provide software for running short-term rentals: a shared calendar and channel connections, guest messaging, cleaning schedules, pricing tools, reports and, as an add-on, a direct-booking website.

2. Who these terms are for

SortedStay is for hosts and property managers who let accommodation as a business. By creating an account you confirm you are using it in the course of a business, and these terms apply on that basis.

3. Your account

Keep your login secure. You are responsible for everything done under your account, including by team members you invite and the access you give them.

4. The free period

New accounts get their first 6 months free. No card is needed to start. We will remind you before the free period ends; if no card is on file when it ends, your subscription ends and section 11 applies. One free period per host.

5. Subscription and billing

After the free period, SortedStay is billed monthly per active property through Stripe, at £10 for 1st property, £8 for properties 2–5, £7 for properties 6–15, £6 for properties 16+ per month. The bands apply automatically as you add properties. Your subscription renews each month until you cancel. We may change prices with at least 30 days’ notice by email; changes apply from your next renewal and you can cancel before then. All prices are in GBP. Offer2Stay Ltd is not currently VAT registered, so no VAT is charged; if that changes we will give you 30 days’ notice.

6. Add-ons

Website. A direct-booking website is £100 a year, billed yearly in advance and renewing annually until cancelled.

AI replies. Every account gets a one-off allowance of 20 AI-drafted replies. After that, AI replies come from a monthly pack you choose, shared across your properties. Unused replies do not roll over and have no cash value. When a pack runs out, drafting pauses until the next month or until you add a larger pack — you are never billed beyond the pack you chose.

7. Bookings on your own website — you are the merchant

Guest payments on your website are taken by Stripe on your own connected Stripe account, which makes you the merchant of record. We take no commission on these bookings; Stripe charges its own processing fees. Your prices, availability, cancellation policy, refunds, chargebacks, taxes (including any tourist or occupancy taxes) and your contract with the guest are your responsibility. We are not a party to the booking.

8. Channels and other services

SortedStay connects to services you choose — Airbnb, Booking.com and others through Channex, calendar links, PriceLabs. Those services are run by other companies under their own terms, which you must follow. We do our best to keep everything in sync, but we are not responsible for those services, their outages or the decisions they make about your listings.

Connect each listing to only one channel manager at a time. Two systems sending availability for the same calendar can cause double bookings, and we cannot be responsible for bookings made while a listing was connected to more than one.

9. Guest messages and AI drafts

Automatic guest messages are the ones you write and switch on yourself; you are responsible for what they say. Replies drafted by AI are suggestions and are not sent until you approve them. AI drafts can be wrong or incomplete, so read them before sending. Messages must relate to a real booking; don’t use SortedStay to send marketing to guests who haven’t agreed to it.

10. Your content and your data

You own your content — property text, photos, prices, messages. You give us a licence to host, display and process it only to provide SortedStay (including showing it on your website and sending it to the channels you connect). You confirm you have the right to everything you upload and that it is accurate and lawful.

For your guests’ and team members’ personal data you are the controller and we are your processor, as described in our Privacy Policy. We process it only on your instructions and to provide the service, keep it confidential and secure, use the sub-processors listed there, help you answer requests from guests, and delete or return it when you close your account.

11. Cancelling and what happens to your data

You can cancel at any time. Cancelling stops the next renewal; you keep access until the end of the period you have paid for. Payments are not refunded for part-used periods, except where the law says otherwise. After your account ends we may delete your data from 90 days later — ask us and we will delete it sooner, or help you take a copy first.

12. Acceptable use

Don’t use SortedStay for anything unlawful, to send spam, to upload content you don’t have rights to, to access other hosts’ data, or to probe or overload our systems. We may suspend an account that puts the service or other users at risk, and will tell you why unless the law prevents it.

13. Availability and changes

We aim for SortedStay to be available all the time but cannot promise uninterrupted service — maintenance and outages at our providers or the channels can cause downtime. We improve and change features over time; if we withdraw something important to you, you can cancel before your next renewal.

14. Liability

Nothing in these terms limits liability that cannot lawfully be limited, including for death or personal injury caused by negligence, or for fraud. Subject to that, we are not liable for indirect or consequential losses, lost profits, lost bookings or lost data, and our total liability to you in any 12 months is limited to what you paid us for SortedStay in those 12 months. SortedStay supports your business; it doesn’t replace your own responsibility to your guests.

15. Ending the agreement

You can end it by cancelling (section 11). We can end it with 30 days’ notice, or immediately for a serious or repeated breach of these terms.

16. General

These terms are governed by the law of England and Wales, and its courts have exclusive jurisdiction. If any part is found unenforceable, the rest still applies. We may update these terms; we will tell you about material changes by email or in the dashboard at least 30 days before they take effect.
